Residential property investment

Residential property, assessed and managed with discipline

Our services

Five areas of work covering the full life of a residential investment — from sourcing through to disposal and exit.

01

Residential Investment Sourcing

Sourcing begins with a defined brief rather than a general search, so that every property reviewed is measured against the same criteria.

02

Portfolio & Asset Management

Once a property is held, the work shifts from acquisition to consistent management of the asset.

03

Lettings & Tenant Support

Day-to-day letting activity is handled so that tenant communication and compliance paperwork stay in order.

04

Performance Reporting

Reporting sets out what has happened to a property, what it has cost and what the current position is.

Exit & Disposal Advisory

Exits are planned rather than reactive, with the same assessment discipline applied to selling as to buying.

How we work

A repeatable process, applied to every property we review.

Writing up a property review
Stage 01
Review & shortlist

Each candidate is recorded with its location, its condition, any improvement potential identified and an initial view of market suitability.

Written brief

Property figures and notes on a desk
Stage 02
Assess & diligence

We set out the points to be checked, the likely cost of any work required and the assumptions behind the figures used.

Points listed

Handing over property keys
Stage 03
Acquire & hold

Ownership, holding structure, rent and expenditure are recorded from the start so that the position of the property is never unclear.

Portfolio record

Clear records, no assumptions

Each property is recorded with its location, condition, improvement potential and market suitability. Income and expenditure are tracked so that the position of a property can be reviewed rather than reconstructed, and the reasoning behind an acquisition or a disposal is written down before it happens.

A long-term view of residential property

We hold residential property rather than trade it. That changes what matters: how a property is managed over the years, how its costs are recorded, and whether the original reasons for holding it still apply when it comes time to review.
